What to Expect During a Commercial Office Suite Buildout in Manhattan

Building out a commercial office suite in Manhattan is one of the most complex interior construction scopes in the United States. Code requirements, building management protocols, trade coordination, DOB filings, and the realities of working in an occupied Class A building all add layers of complexity that most tenants underestimate before they start.

Pre-Construction: Scope Development and Permitting

The buildout process begins well before a hammer swings. A thorough pre-construction scope — including architectural drawings, MEP engineering, DOB filing, and landlord approval — is essential. Permit approval timelines in NYC can range from three weeks to several months depending on the complexity of alterations and the examination queue. Factoring permit lead time into lease commencement negotiations is critical.

Demolition and Rough-In

The first phase of the physical work involves demolishing any existing improvements (partitions, ceilings, mechanical systems) and performing all MEP rough-in: HVAC distribution, electrical panel and branch wiring, data infrastructure, plumbing rough-in for any kitchenette or bathroom additions. In Class A buildings, demolition and noisy work is typically restricted to off-hours — a factor that affects scheduling and cost.

Partition Systems and Framing

Our stone fabrication capability allows us to deliver custom quartz countertops for kitchenettes and marble feature walls from our own fabrication facility, without subcontracting this scope.

Closeout, Punch List, and CO

DOB closeout — obtaining a Letter of Completion or amended Certificate of Occupancy — is mandatory before occupancy for permitted work.
