One of the most common misunderstandings in building maintenance is treating waterproofing and crack injection as interchangeable. They serve different purposes, use different materials, and are appropriate for different conditions. Choosing the wrong approach does not just waste money — it can accelerate the very damage you are trying to stop.
What Is Waterproofing?
Waterproofing is a preventive and protective measure applied to surfaces to stop water from penetrating. It is appropriate for new construction, existing foundations without active cracks, below-grade wall systems, and roof decks. Common systems include sheet-applied membranes, cementitious coatings, and liquid-applied elastomeric systems. Waterproofing works best when applied before a problem develops — or early in the deterioration lifecycle when the substrate is still sound.
What Is Crack Injection?
Crack injection is a corrective repair method used to fill existing cracks in concrete. There are two primary chemical systems, and choosing between them depends on whether the crack is active or dormant, wet or dry.
Epoxy injection is appropriate for dormant (non-moving), dry cracks where structural bond needs to be restored. Epoxy has extremely high compressive and tensile strength and will effectively re-weld a concrete section when properly installed.
Polyurethane (PUR) injection — such as the De Neef PUR system used by United Brothers — is appropriate for active cracks with water infiltration. PUR foam reacts with water to form an expanding, flexible seal that can accommodate minor movement. It is the appropriate choice for parking structure deck cracks, below-grade wall cracks with active seepage, and tunnel or utility vault applications.
NYC-Specific Considerations
New York City buildings face specific environmental stressors that accelerate concrete deterioration: freeze-thaw cycling, road salt infiltration in parking structures, hydrostatic pressure in below-grade applications, and vibration from subway and truck traffic. These factors influence both the type of crack and the appropriate repair strategy.
The Right Approach for Your Building
A comprehensive condition assessment reviewing crack patterns, moisture levels, and structural context is the only way to determine the right repair strategy. United Brothers performs detailed documentation and assessment for every concrete repair scope. Call us at (718) 882-0218 to schedule an evaluation.
