This project consisted of the repair and re-roofing of the 46th-floor roof and terrace areas at 1540 Broadway, a high-rise tower in Times Square, Manhattan. The existing roof assembly had reached the end of its service life and required replacement of the deck sections and a complete new waterproofing system.

This project consisted of the repair and re-roofing of the 46th-floor roof and terrace areas at 1540 Broadway, a high-rise tower in Times Square, Manhattan. The existing roof assembly had reached the end of its service life and required replacement of the deck sections and a complete new waterproofing system.
The photographs document the phases of the work: the exposed structural metal deck with new framing and curbs, the installation of the new membrane roofing, and the completed roof with granular-surface cap sheet, new drains, flashing at the parapet walls, and equipment supports.
Scope of Work
- Removal of the existing roofing system down to the structural deck, with debris removed and carted away.
- Replacement and reinforcement of corroded metal deck sections and installation of new equipment curbs and wood blocking.
- Installation of a new two-ply modified bitumen roofing membrane with a granular-surface cap sheet.
- New base flashing and counter-flashing at all parapet walls, curbs, and penetrations, with liquid-applied waterproofing at the masonry parapet caps.
- Installation of new roof drains with strainer domes, positioned for proper drainage across the roof field.
- Installation of raised structural supports (dunnage) for mechanical equipment and window-washing rigging beams.
- Protection measures during the work, including safety netting and controlled access at the perimeter.
- Final inspection and flood testing of the completed roofing system.
