The building was reorganized into two separate warehouse areas, and the first floor was remodeled into finished support space with a meeting room and new restrooms.

This project was the complete renovation and structural repair of an approximately 22,000-square-foot warehouse building at 21-21 44th Road, Long Island City, comprising the cellar, ground floor, and first floor. The building was reorganized into two separate warehouse areas, and the first floor was remodeled into finished support space with a meeting room and new restrooms.
The photographs document the project from demolition through reconstruction: mini-excavators and skid-steer loaders breaking up and removing the old slab, exposed masonry walls with new metal stud framing, scissor-lift crews repairing brick and block walls, and the new structural steel and concrete work.
Scope of Work
- Interior demolition, including breaking up and removing the existing slab and partitions; removal of debris with excavators, skid-steer loaders, and containers.
- Chipping and removal of deteriorated concrete and preparation of the substrate.
- New slab-on-grade at the ground floor, with reinforcement rebar mats, epoxy-set dowels tying into the existing structure, and plywood formwork for the pours.
- Temporary shoring and support of the structure with shore jacks during the structural work.
- Installation of new steel beams and new HSS steel columns to reinforce the structure.
- Reconstruction of the boiler room area to suit the new mechanical layout.
- Installation of a new floor drain system at both the cellar and ground-floor levels.
- Application of traffic coating at the ground-floor slabs and painting of the surrounding surfaces.
- New stucco finish applied around the full ground-floor level.
- Renovation of all perimeter walls with new insulation and gypsum board (sheetrock) on metal stud framing.
- Remodeling of the existing windows and creation of new window openings with new insulated units.
- First-floor remodeling, including construction of a new meeting room and new restrooms.
- New floor finishes throughout the renovated areas, with the building separated into two distinct warehouse areas.
